Buying a home is one of the largest purchases most people will make in their lifetime. Working with an agent that understands the dynamics of the market and how to secure the best deal on a property is worth its weight in gold! Knowledge is POWER so it would make sense that an EDUCATED buyer is a POWERFUL buyer wouldn't it? Where do buyers go to gain that knowledge, and how can they be sure that the information they are viewing is accurate? Have you ever seen value estimates on the different websites such as Zillow, Trulia, Homes.com, etc only to find that there is a huge gap in estimated value? Since Utah is a non-disclosure state there is no way that any of these sites can know for sure what a properties value is since they don't have access to sold data. They utilize algorithms and county assessor tax values to help establish those values, which many times are outdated and inaccurate. This is probably not the best way to establish value when considering purchasing a home.
One of the ways I help my clients is that I take a consultative approach to find out exactly what the needs are before we ever go out and look at properties. While this approach may take a little more effort and a few more minutes on the front end to run through, it ends up saving my clients time, money and frustration. My clients appreciate that I value their time and they know that my loyalty is to them. I arm my clients with the most current market information which allows them to make an educated decision when they find the right home. I do this by reviewing market stats and sharing the most recent sold, pending and active listing data to ensure that my client is not overpaying. This also helps set reasonable expectations to make sure that we are not wasting each others time or causing unnecessary frustration and disappointment. At the end of the day, my real job is to protect my clients best interests and make sure nothing bad happens to them.
